As the rental market in central London surges ahead, we meet the team who is helping to shape the future of lettings across South West London.
Matthew Scott (Property Manager) is a familiar face in central London. He has worked in the area for more than 20 years, both in Belgravia as well as Kensington & Chelsea. During his career, he has managed more than 1,000 properties, ranging from Grade-I Listed buildings to multi-million pound apartments.
His clients have included those from the music and movie businesses to retail and residential lettings. Now he looks after around 40 homes for Henry & James.
“I am a trouble-shooter,” he explains. “Tenants and landlords come to me to resolve their problems. This might be something as small as a dripping tap or as serious as a leak from the flat above in the middle of the night. We provide a bespoke service to resolve any challenge that may arise during a tenancy.”
And there is no shortage of challenges. Each property has its own individual quirks and each tenant wants these issues dealt with promptly and efficiently. To solve these issues, Henry & James employs an experienced team of contractors from plumbers to painters. And the property management staff are on call 24/7 with emergency cover to ensure that there is always someone at the other end of the phone.
But what advice would Matthew give to anyone who is thinking of letting their home this autumn? “My advice is simple. Your property must looks its best. It does not need a million-pound makeover, you just need to cover the basics. Décor should be neutral. Light switches should work and there is one more vital ingredient: the wow factor.”
The wow factor might be added through a fresh coat of paint or by dressing an apartment. Matthew is a sounding-board for clients, identifying a property’s strengths and weaknesses, so they let quickly and give the right impression during a viewing.
Henry & James is planning to expand its property management services over the coming year. The driving force behind this expansion is Sophie Parsons (Senior Property Manager). Sophie and Matthew have worked together in various roles over the past decade across central London. Now they form Henry & James’s new property management team based in the Motcomb Street, Belgravia office.
“We have stripped back our old management service and started again,” explains Sophie.” We use the best practices, including staying up-to-date with the latest legislation, electrical testing, compliance or simply ensuring we meet new rules and regulations.”
Sophie has specialised in the property management sector for 15 years, where she has built up a wealth of expertise and contacts across prime central London. Combined, Matthew and Sophie have 35 years’ experience in the industry.
But why should landlords choose Henry & James when thinking about letting their home? “There are three reasons to choose our property management services,” adds Sophie. “Our experience, local knowledge and above all, we care.”
